  67. Rental Property Manager is a full working business shareware program
  68. designed to manage the reservation and billing of apartments,
  69. condominiums or other vacation property rentals on a short to medium term
  70. basis.  The program calculates rates and taxes and compiles income and
  71. expenses to produce owner statements for any given date range.
  72.  
  73. The program is capable of managing any number of units for one or more
  74. different properties.  In addition to organizing reservations, powerful
  75. mail manager features are included to facilitate correspondence with your
  76. customer base through custom letters, or by simply printing mailing
  77. labels for a selected subset of your guest file.

  79. You can book reservations up to two years in advance and let the program
  80. calculate unit rates on a daily, weekly, or monthly basis, using rate
  81. tables that you design.  You can likewise enter a fixed rate at
  82. reservation or check-in time.

  115. This program requires an 80386SX based computer or better. It will not
  116. run on PC-XT or PC-AT computers.  You need to have DOS version 3.3 or
  117. higher.  It is recommended that you have DOS 5.00 or later.

  120. How to Learn the Program
  121. ------------------------
  122.  
  123. This program has many more features than can be easily explained. The
  124. fastest way to learn what RPM can do is to use the program and refer to
  125. the online help screens.  Start by selecting RESERVATIONS from the Main
  126. Menu.  Initially, the browse table is empty, press <F1> to access a full
  127. screen of online help which explains how to enter reservations.  Press
  128. the <Insert> key to add a new reservation.
  129.  
  130. Always refer to the bottom of the screen for a list of options.  If you
  131. have to input data, the bottom of the screen will contain a message
  132. telling you what information to enter.

  134. Generally speaking, from within any browse table, press, <Insert> to add
  135. a new entry, whether a reservation, a new guest, a new unit setup, etc.
  136. Press <Enter> to edit the currently highlighted entry in the browse
  137. table, or press <Delete> to delete the highlighted entry.  These keys are
  138. referred to throughout the program screens as <Ins>, <Ent> and <Del>
  139. respectively.

  141. Once you have entered a few reservations, begin selecting those options
  142. that let you view reports and letters.  The important thing to remember
  143. is you cannot make a mistake and later you can go back and edit (by
  144. pressing <Ent>) or delete (by pressing <Del>) any reservations you have
  145. entered.

  148. RPM Setup
  149. ---------
  150.  
  151. The RPM program comes with sample data so you can begin using it right
  152. away.  One thing you will want to do is to enter your own properties and
  153. unit numbers.  Please refer to the file RPM.TXT for additional setup
  154. information.  There are several features such as the <Alt-Insert> 'Clone'
  155. option and 'Property Setup Report' that can simplify the setup procedure.

  192. DOS Installation

  195. Unzip the RPM zip file into any directory on your hard drive.  We suggest
  196. creating a new directory called \RPM.  The DOS command to make a new
  197. directory is: MD \RPM <Enter>
  198.  
  199. The installation directory, \RPM, must be the default directory whenever
  200. you start the program.  To make \RPM your default directory, use the DOS
  201. change directory command, type: CD \RPM <Enter>
  202.  
  203. The program start command is: RPM <Enter>.
  204.  
  205. Use RPM as your user name and password.  In the registered version, you
  206. can setup your own user names.

  209. Trouble Shooting:
  210. ----------------
  211. If you have any problems installing and running the program, try this:
  212.  
  213. 1. Be sure you are in the \RPM directory before you start the program.
  214. The DOS command to change to the \RPM directory is: CD \RPM <Enter>.
  215.  
  216. 2. Check your CONFIG.SYS file.  Be sure the FILES=  setting is 45 or
  217. higher: FILES=45  If you change this setting in your CONFIG.SYS file,
  218. reboot your computer.
  219.  
  220. 3. After checking points 1 & 2, try restarting the program with this
  221. command: RPM NEW <Enter>.  The NEW switch will verify that all files
  222. are present.

  225. Windows 3.x and Windows 95
  226. --------------------------
  227. You can launch RPM from an icon in any version of Windows.  First,
  228. install the program according to the DOS installation instructions.  For
  229. this example, we assume you have installed RPM in a directory called
  230. C:\RPM.

  232. Create an icon using the Windows Program Manager, select FILE | NEW and
  233. create a 'Program Item.'  Next edit the 'Program Item Properties' to read
  234. as follows:

  240. Now you only need to click on the icon to start RPM.  When you exit the
